HMO Management – Frequently Asked Questions
Does my property need to be empty and up to standard before we can work together?
Ideally, yes. The property should be vacant and must comply with relevant safety standards – this includes fire safety measures, electrical certification, heating systems, and items like window restrictors. If any updates or work are required, we can coordinate these improvements as part of our onboarding process and include this in our agreement discussions.
What are the advantages of guaranteed rent for landlords?
You’ll receive a fixed rental income every month, regardless of whether the rooms are occupied. We take care of everything related to tenants – from sourcing and vetting to ongoing communication – along with general upkeep and repairs caused by tenant use. It’s a reliable, hands-off option that brings peace of mind.
What do I remain responsible for as a landlord?
You’re responsible for maintaining the overall structure and essential utilities of the building – such as the roof, plumbing, boiler, windows, and drainage systems. We manage everything else, including interior maintenance, furniture, compliance checks, and tenant issues, so you don’t have to deal with day-to-day problems.
How are maintenance issues and tenant-related damage managed?
We take full responsibility for regular internal maintenance, tenant-related repairs, and the general presentation of the home. This includes garden maintenance, periodic redecoration, and the upkeep of supplied white goods and furnishings. You won’t need to be involved in minor issues or ongoing wear and tear.
What happens when the agreement ends?
When the lease term concludes, you can either renew it with us or take back your property. We’ll return it in well-kept condition, taking fair wear and tear into account, just like any professional tenancy.
Who will be living in the property?
Our tenants are typically working professionals, or we work with trusted partners such as local authorities and charitable organisations to house individuals like key workers, ex-military personnel, care leavers, or people escaping difficult situations such as domestic abuse.
Assisted Sales – Frequently Asked Questions
Why would I consider working with you on an assisted sale?
An assisted sale enables us to help you sell your property. There’s no stamp duty or high-interest finance involved, which keeps the transaction lean and efficient. This means more of the added value from the sale can go directly to you instead of being absorbed by extra fees or lender charges.
What exactly is an Assisted Sale, and what’s the process?
It’s a collaborative sale method where we help you sell your property that might otherwise struggle on the open market due to its condition or presentation. We fund and manage the refurbishment, improve the market appeal, and then arrange the sale. You avoid a heavily discounted sale and instead benefit from the uplifted value after the work is done.
How is this approach different from using a regular estate agent?
Traditional agents sell your property as-is, which may result in lower offers. In contrast, we invest time and resources into enhancing the property’s appeal before listing it, often leading to faster sales and stronger prices. If you’re already listed with an agent, we’re happy to collaborate with them to ensure the best possible result for everyone involved.
What kind of properties are ideal for this strategy?
Homes that are dated, in need of renovation, or haven’t attracted serious interest on the market are excellent candidates. If buyers have been put off due to condition or visual appeal, an assisted sale can be the perfect solution.
Who handles the sales process after the upgrades are done?
We take care of everything – from project managing the refurbishment to listing the property with trusted estate agents. We aim to achieve a seamless sale at a competitive price, with minimal input needed from you.
Why do we bother with home staging – isn’t refurbishment enough?
While a fresh refurbishment helps, staging adds the emotional element. Buyers connect with how a space feels, not just how it looks. Thoughtful staging creates a lifestyle vision that helps people picture themselves living there – and often encourages quicker decisions and higher offers.
